San Diego garage
CO monitoring.
San Diego is our home market. Downtown high-rise and condo towers, life science and office campuses in Sorrento Valley and UTC, hotels on the bay, medical buildings in Mission Valley, apartment podiums all through North County: enclosed garages under all of it. Those are the garages the code expects to have working carbon monoxide detection tied to the exhaust fans, and a drifting sensor stays invisible until an inspection or an incident finds it.
What we do for San Diego buildings
- Annual and semi-annual calibration of CO and NO2 sensors with certified span gas, plus a dated report for every sensor
- New system design and installation for garages with no detection, or with fans that were never interlocked to it
- Retrofit and replacement of obsolete panels and sensors that can no longer be calibrated or sourced
- Ventilation and VFD control work so exhaust fans run on demand instead of around the clock
- Troubleshooting the calls that start it all: a beeping panel, fans suddenly running nonstop, an inspection correction notice
What San Diego inspectors look for
The California Fire Code and California Mechanical Code set the requirement, and San Diego Fire-Rescue, Chula Vista, Carlsbad, Escondido and the county fire districts enforce it building by building. What they ask for is the current inspection and calibration record for the gas detection system. Separately, Cal/OSHA enforces the exposure limit for anyone working in the garage under Title 8 section 5155. Our code requirements page covers what the detection and ventilation sections actually ask for.
Why owners call us
Gas monitoring is the only thing we do. Mechanical contractors add it to an HVAC visit without span gas or the right regulators, which is how a garage ends up with a service sticker and sensors nobody actually calibrated. We have been doing this since 1988, we work on the panel already in your building instead of replacing it to suit us, and we leave a report you can hand straight to an inspector.
Portfolios across the county
If you manage several buildings from Chula Vista to Oceanside, one visit per garage on separate invoices is a bad way to run this. We schedule portfolios together and return one set of reports building by building, which is how property management customers keep every garage current without tracking dates themselves.

Common questions
What does the code require in San Diego?
An enclosed garage that uses CO detection to control its ventilation has to have that system inspected and tested at least annually under the California Fire Code, calibrated on the sensor manufacturer’s interval, and documented. San Diego Fire-Rescue and the other local fire authorities ask for that record at inspection.
Which cities do you cover?
San Diego and downtown, La Jolla, UTC, Sorrento Valley, Kearny Mesa, Mission Valley, Point Loma, Coronado, Chula Vista, National City, El Cajon, La Mesa, Santee, Poway, Escondido, San Marcos, Vista, Carlsbad, Oceanside and Temecula.
Can you take over from our current vendor?
Yes. Send your last service report, or tell us you cannot find one, and we will inspect what is installed and tell you its condition before quoting anything. If the panel is serviceable we service it.
